Bolton: A developer is eager to kick off some work on a big project. They want to build a golf resort and over 1,000 homes at Hulton Park. But here’s the catch: they can only do it if Bolton gets the Ryder Cup in 2035.

The planning permission is set to expire soon, so time is running out. Peel Land is looking to start limited work to keep their plans alive. They’re thinking of building a ceremonial driveway for current tenants.

On January 30, the planning committee will discuss a deed of variation. This would allow them to do some work without waiting for the Ryder Cup decision. The original plan was to have the venue chosen by now, but things got delayed.

Peel Land is still hopeful. They believe having planning permission is crucial for the Ryder Cup selection. They’ve got plans for a golf resort, a clubhouse, and even a hotel. Plus, they want to build a village center and a primary school.

Last month, a spokesperson said these works won’t change the overall plans. They see this as a chance for Bolton to grow economically and culturally. It’s all about creating jobs and attracting investment.

However, local MP Phil Brickell is not on board with starting work without the Ryder Cup. He’s been vocal about needing transparency from Peel. Many locals feel the same way, insisting no development should happen until the Ryder Cup is secured.

This project has faced a lot of pushback. A government inspector approved it last year, despite Bolton Council’s refusal. The council ended up paying a hefty sum for not defending their decision properly.
